CounterPULSE: Rental Exchange Program Rates

CounterPULSE’s facility at 1310 Mission Street is available to artists, activists, and community-makers for rehearsals, meetings, performances, public discussions, rituals, art exhibits, and educational events. Before renting space, please familiarize yourself with our rental policies, rental rates, and technical info. Once you have read this information, please fill out our rental request form below. Rental Exchange Program Policies

Costs

Space Usage for Performances/Events:

Includes space from 6pm-midnight plus an additional 3 hours of daytime studio space for hang and focus, box office services and some publicity as outlined below.

Tech/Dress Rehearsal Space Usage:

All tech time for the week of the show, including load-in and load-out, should be scheduled at the signing of this contract. Additional rehearsal space may be scheduled at $18-22/hr (or $15-20/hr for members).

Insurance:

If you have your own liability insurance policy, you may include an insurance rider, naming CounterPULSE as an additional insured, in lieu of the fee.

House Manager: CounterPULSE will provide a House Manager to facilitate all aspects of Front of House. $50/show*
Technical Services:

CounterPULSE will provide a technician for operation of basic lights and sound during hang & focus, all technical rehearsals, performances, and strike. You will be responsible for payment of this fee upon completion of your event.

$20/hr. 

* For Open Door Events, the House Manager Fee is $80. 

 

Costs for Workshops/Classes

Workshop/Class Space Usage:

Includes space for time booked, plus 15 min before and after for set-up and clean-up. Additional set-up/clean-up time is $15/hr

Insurance:

If you have your own liability insurance policy, you may include an insurance rider, naming CounterPULSE as an additional insured.

REFUNDABLE DEPOSITS

Security Deposit:

We will return this deposit one week after the event, minus $15/hr for any necessary additional cleaning, as well as expenses for repairs as a result of damage incurred during your event. (Applicable only to Performance/Event Rentals)

Please make arrangements in advance to pick up a key if necessary. If key is not returned within one month following your event, we will cash your deposit.

FACILITIES

Space/Theater: 1350 – ft2 (25’ wide x 30’ deep) studio-theater with 15 ft ceilings. Fully sprung hardwood floor, option of marley floor, option of black curtains, aerial riggable. Two single-stall ADA bathrooms, Dressing room/Green room, Lobby, TV/VCR/DVD and Kitchen. Fire hallway is available for moving bodies only and can not be used to store anything. Backstage bathrooms are shared with audience. Cloth towels are available in the bathrooms. You may supply additional paper towels if you wish. Dressing room/green room is suitable for 3 or 4 people. It also contains a shower. The front offices and the tech loft are off-limits. 

Gallery/Lobby: Use of the gallery/lobby walls is not included in this contract.  CounterPULSE may have art on display in the gallery during your performance.  If you would like to use the gallery walls, you will need to make a separate request and sign a separate contract. 

Props/Costumes: Props/Costumes may be stored underneath the risers with prior permission one week before and after event. Large props/set will be accommodated at the discretion of the CounterPULSE staff. Props should be labeled with your name and event date whenever possible. Props/costumes unclaimed one week after event will be discarded.  

Technical Equipment:  CounterPULSE has a full range sound system, 16 channel Soundcraft FX Board with built in Effects, 2 microphones, 2 main EV speakers, 1 projector, 1 projector screen. For detailed tech spec list, please check the website. 

Audience Seating: CounterPULSE has a legal capacity of 90 people. Standard seating accommodates 70 seats. Expanded seating accommodates up to 90, and decreases the stage space by about 2 feet. Pillows are available for floor seating. Please specify in advance which seating arrangement you want. 

Flooring: NO Shoes are allowed on the theater floor. At any event where shoes are worn, you are responsible for covering the floor with the marley supplied by CounterPULSE. Please schedule enough time to lay the marley before the show and put it away afterwards. 

Trash/Recycling: If you generate more trash and/or recycling than our receptacles will hold, you are responsible for removing it. 

Lost and Found: CounterPULSE is not responsible for any items that you or your audience leaves behind, with the exception of props/costumes stored with prior approval. 

Accessibility: We are an ADA-accessible theater. Wheelchair ramps must be accessible at all times. The backstage areas must be kept clear before/after the show and during intermission to allow access to restrooms. 

 

STAFF: Performance/Event Rental

    CounterPULSE Provides:

    Technician: CounterPULSE will provide a technician for operation of basic lights and sound during hang & focus, all technical rehearsals, performances, and strike.

    House Manager: House Manager works directly with ushers and volunteers to set up the audience seating, lobby, and concessions, and to facilitate post-show clean up. House Managers are not responsible for any additional front of house set-up including merchandise sales. The House Manager will keep the box office open only 15 min. after the show begins.

    Box Office Staff: One volunteer CounterPULSE staff person will collect money and issue tickets for the event. * 
     

    You Provide:

    Other Technical Personnel: Depending on your technical and aesthetic needs and preferences, we encourage you to provide any other technical personnel (lighting designer, sound technician, video technician, etc.) if necessary.

    Stage Manager: Though it is not required, CounterPULSE strongly encourages you to hire a Stage Manager.

    One Usher/Volunteer: You are required to provide at least ONE volunteer for each event who will work directly with the CounterPULSE staff. In the event that you do not provide one volunteer, $25 per missing volunteer will be deducted from the security deposit. Volunteers should arrive no later than 1.5 hours prior to the event and be prepared stay a 1/2 an hour afterwards. Additional volunteers are required for Open Door events.

 

STAFF: Workshop/Class Rental

    CounterPULSE Provides:

    Office Staff support for scheduling times, publicity questions, and space-related questions.

    You Provide:

    Administration for all registration and processing of tuition income.

    Tech staff from the list of CounterPULSE in-house technicians if you plan to use any of our technical equipment.

    Cleaning Staff to leave the space clean including: dishes, garbage, props, sweeping.


PUBLICITY

    CounterPULSE is responsible for:

    Calendar/Website/Email: Your event will be included in CounterPULSE’s printed calendar, on its website, and in its monthly email announcement, so long as sufficient information is provided by the appropriate deadline. Please see separate guidelines for submitting images and text.

    Mailing List: You may arrange to use CounterPULSE's bulk mail permit, mailing list and/or press list for an additional fee of $25 each. This request must be made at least two months prior to the event.

    You are responsible for:

    Publicity: All additional event publicity, including flyers, press releases, etc.

    CounterPULSE Logo: All publicity must include the CounterPULSE logo.

    CounterPULSE Review: All publicity must be approved by CounterPULSE before it goes out.

 
 

BOX OFFICE SERVICES

    Box Office Income Procedure: CounterPULSE will track and process all box office income generated at your event. CounterPULSE will issue you a check for total box office income within one week following your event, upon receipt of your rental payment in full.  We instill a double-count policy in which after each event, both you and the House Manager will check the income amount received at the door and sign the Tally Form.

    Box Office Options:
    1.  CounterPULSE: CounterPULSE will take reservations for performances/events up to one month prior to your event using the services of BrownPaperTickets.com, the first and only fair trade ticketing service. Ticket buyers always pay the same fair price of 99 cents and 2.5% of their ticket. Comp lists must be furnished to the HM at least 2 hrs in advance of the event. CounterPULSE does not take reservations for classes or workshops.
    2. You: If you decide to use your own reservation system, CounterPULSE will not offer any reservation service, and you will be solely responsible for providing the House Manager with a list of will-call tickets 2 hours prior to the start of the event. If you are doing any kind of pre-sales, you must issue a check payable to CounterPULSE in the total amount received in pre-sales. You are responsible for making sure your event does not oversell.

    N.O.T.A. Policy: CounterPULSE has a policy of  "No one turned away for lack of funds."
     This policy supports our mission as a community-based venue.  Those who cannot afford to pay, but would like to make a reservation for your show, can call the office (415-626-2060).

    Comp Policy: CounterPULSE reserves the right to offer free admission to all events at CounterPULSE for up to five CounterPULSE staff and volunteers."


     

FRONT OF HOUSE POLICIES

CounterPULSE Welcome:  The CounterPULSE House Manager will make a brief pre-show announcement.  CounterPULSE reserves the right to display promotional materials, including a mailing list and flyers at all rental events. Event volunteers may be asked to place flyers on seats. 

Concessions: CounterPULSE reserves the right to offer concessions (beer, wine, water, soda) for donations for the organization as part of your event. If you choose not to take advantage of this service, please let CounterPULSE know two weeks prior to the event. You may offer your own concessions for donations with prior approval, however you are not allowed to offer alcohol. 

Reception/Party: With prior approval, you are welcome to have a reception or party after your event. CounterPULSE must be notified two weeks in advance. Use of the space past midnight is an additional $15/hr, and must be approved by CounterPULSE. 

Security: For security reasons, the front and side doors cannot be left open unless they are being closely monitored. There is one warning, then the next time it happens there is a $50 fine for leaving the door unlocked and unmonitored.

 

CONTRACT PROCEDURE

At the signing of this contract you are responsible for providing CounterPULSE with a check for a non-refundable deposit for your event (half the total space rental amount due, including the insurance fee, excluding house manager and technician fees to be paid with final balance), plus a $100 security deposit. You are responsible for communicating all policies and agreements in this contract to your Production Staff and Collaborators. You are also required to attend a Production Meeting 2 weeks prior to the event and a follow-up meeting 1 week after the event.

 

Additional Information

For Rehearsals, Workshops and Classes-

Cancellation Policy: Rehearsal time booked at CounterPULSE needs to be cancelled at least 7 full days prior to rehearsal or you will need to pay the full amount. You pay for all the time booked even if it is not used. “No shows” for rehearsal time will also be billed the full amount. NO EXCEPTIONS.

Production Information Sheet: You are responsible for filling out a Production Information Sheet, counting total number of people attending the rehearsals.  This information will be reflected in the Production Information Sheet, which must be submitted upon the completion of each rehearsal. Please leave the completed sheet, the door key (if applicable), and the remainder of payment in the “ For CounterPULSE” box located in the office hallway.

 

For Photo/Video Shoots-

Please note that if you would like to use the theater lights and/or sound system, you will be required to hire one of our in-house technicians.  You may also have to work with the existing plot current to that weekend’s show.
